TAIPEI (TVBS News) — Housing prices in the Science Park in Taibao, Chiai County, have risen exponentially following reports of Taiwan Semiconductor Manufacturing Company (TSMC) possibly establishing a 1-nanometer factory in the area.

Although the news is not confirmed, this anticipation has led to a surge in pre-sale housing prices in the area, with the price of pre-sale apartment buildings increasing 8.8% and townhouses rising 12.6% between 2019 and 2023.

 

TSMC has conveyed its land needs to the Southern Taiwan Science Park Management Office. However, the final decision to set up the factory remains contingent on numerous factors.

According to the Ministry of the Interior’s (MOI) statistics, from the first quarter of 2018 to the third quarter of 2023, the price per ping in Chiayi County soared from NT$101,500 to NT$167,100, an increase of 65%.

Analysts believe this trend could continue. Charlene Chang, executive director of the trend center of Taiwan Housing Group, pointed out that Chiayi County has been actively promoting industrial transformation.
 

The county boasts six emerging industrial parks, including the potential site for the TSMC factory, the Chiayi Science Park, which spans 88 hectares.

Combined with nearby Tai Sugar Corporation's land, it may meet TSMC's requirement for a 100-ping plant.

Despite the migration problem in predominantly agricultural Chiayi County, Chang said TSMC's factory could potentially stimulate the housing market by attracting younger out-of-town people to return, thereby influencing the county's buying and leasing market.
