TAIPEI (TVBS News) — Tamsui District (淡水區) in New Taipei City emerged as Taiwan's top district for net migration in 2025, with 7,996 new residents, according to CTBC Real Estate Co., Ltd. (中信房屋). The district experienced a 4.3% increase in housing prices, reflecting its growing appeal despite a cooling real estate market.
Chuang Ssu-min (莊思敏), deputy manager at CTBC Real Estate Co., Ltd., noted that districts with affordable housing and significant infrastructure projects, such as Tamsui, attract more residents. These areas include Beitun District (北屯區) in Taichung City and Zhongli District (中壢區) in Taoyuan City, among others. Tamsui's housing prices remain around NT$30,000 per ping, offering a stark contrast to Taipei City's prices, which can exceed NT$100,000.
Infrastructure developments such as the Danhai Light Rail, Danjiang Bridge, and Tamsui-North Coast Highway aim to alleviate traffic congestion in Tamsui, drawing many "northern escapees" to the area. Lin Ke-ching (林可晴), manager of CTBC Real Estate's Taiping branch, highlighted Taiping District's (太平區) 10.5% drop in housing prices, the largest among top migration spots, due to a cooling market despite benefits from local projects.
Tamsui anticipates accommodating the residential needs of tech professionals as the Beitou-Shilin Science Park and NVIDIA (輝達) expand. The district's strategic development could shape its future as a hub for the tech industry's workforce, setting the stage for potential growth in the coming years.
